Looking For
Today I would like to talk about some very specific types of real estate investment deals I have been working on in the last few years, and that I hope to be doing many more of in the next few years.
As you may know, I am a real estate broker as well as a mortgage broker, and I have been involved with real estate loans and transactions since 2006.
My experience over the years has allowed me to identify certain types of properties as interesting for investment purposes—properties that for some reason or another are currently not or barely sellable. I then use my skills and connections to make the property market-worthy, and it’s a win-win for everyone!
One of the most difficult parts is identifying such properties.
I am sharing this information with you in the hope that, when you come across a property that answers to these criteria, you will call me so we can make a deal in some fashion or another.
These are the criteria I am currently looking for:
The property can be residential or commercial
The property value after issues are fixed should be at least $1M
The property is located on the West Side of Los Angeles in the area marked on the below map
The property is not currently sellable, or can be sold for an unviable price because it has issues.
These issues can include one or more of the following:
The property is in physically poor condition, but there are no funds for repairs
There is a legal problem hindering or stopping a potential sale
The property has Title problems
There is a dispute between owners or heirs
There is a problem with tenants currently in the property
The property has one or more owners who cannot be located
The property has contaminated land that makes it unsellable (this can for example be due to previously being a dry cleaner, an automotive garage, or previous industrial activity
